The Rental Process according to Bob

This is the process:
First you contact an Awesome Realtor like Bob Gonzalez.
2) Select a property that you like and will work for you keeping these things in mind.
3) Will the home be ready and deliverable on my requested date.
4) Is there a Homeowners Assn. that also requires an application & approval.
5) Is there any pet issue that need to be clarified.
6) Is there any parking restrictions regarding type of vehicles, etc...
7) Is the Lessor really the owner. (this is S. Florida)
8) Verify move in money requirement, be aware, informed & prepared.
9) Run your credit and criminal background check. I recommend
LexisNexis by TransUnion, easy & all online fast.
10) Complete offer, Contract to Lease.
11) Complete Rental Application.
12) Prepare a check to escrow for One months rent as Good Faith Deposit.
13) Submit all to Listing Agent or Owner for review.
14) Your Realtor will discuss the offer with the Listing Agent or Owner to facilitate the transaction.
15) Wait to hear if approved by Owner, this is normally done within 24 hrs.
16) Prepare and execute Lease and acquire any letters of approval that may be outstanding.
17) Get Cashier Check or Money Order (Cleared Funds) for balance due at Move In.
18) Perform and document Walk Thru Move In Inspection as to condition of property.
19) Contact all Utilities providers and transfer, restore or get new service.
20) We're done, move on in...
